How is the monthly payment on the flyer calculated?

It is principal and interest on a fixed-rate loan for the asking price minus the down payment you pick, at the 30-year and 15-year rates you enter. Rates change daily, so copy today’s rates from any lender site before you print. The figures are illustrations for buyers, not a loan offer; a lender’s written quote is the only number that counts.

Do I still need a title company if I sell my Florida home myself?

Yes. Selling without a listing agent saves the commission, but the closing itself is handled by a licensed closing agent: the title search and commitment, escrow of the deposit, the closing statement, the deed, title insurance and recording. In most of Florida the seller customarily chooses the closing agent, so you can line one up before you have a buyer.

We are a licensed Florida title agency, not a law firm, so we do not draft, review or negotiate your contract. Most FSBO sellers use the standard Florida Realtors/Florida Bar contract; for questions about its terms, a Florida real estate attorney is the right call.
