Authorize Atlantic Title Firm to request your current mortgage payoff and loan balance from your lender. This keeps your seller net sheet accurate and ensures every prior lien is cleared on closing day — complete and sign it in two minutes.

This authorization lets us contact your mortgage lender/servicer to obtain your exact payoff figure. You do not have to enter your loan account number here — for your security you may leave it blank, and we'll obtain it through a secure channel. Please do not enter your Social Security number on this form.

I/we, the undersigned borrower(s) and/or owner(s) of the property described above, hereby authorize the mortgage lender(s) and loan servicer(s) named above, and their successors and assigns, to release to Atlantic Title Firm and its designated agents any and all information concerning the mortgage loan(s) secured by that property — including but not limited to the current payoff balance, per-diem interest, escrow balances, loan status, and any other information necessary to facilitate the closing of this transaction. This authorization remains in effect until the closing is complete. A photocopied, faxed, or electronically transmitted copy of this authorization shall be as valid as the original.

Why your lender will not release a payoff without this

A payoff statement contains account and balance information that federal privacy rules prevent your servicer from releasing to a third party. Until you sign an authorization, we cannot obtain it — the servicer will simply decline the request. Signing this form authorizes your mortgage servicer, HELOC lender or lienholder to release a written payoff figure to us so the debt can be paid at closing and the lien cleared from title.

Payoffs expire — that is what the per diem is for

A payoff is quoted good through a specific date and carries a per diem, the daily interest accruing until funds are actually received. If closing slips past that date, the figure is stale and must be updated or the shortage covered at the table. Servicers commonly take five to ten business days to produce a payoff, and some take longer, which is why we ask for this authorization at the start of a file rather than the end.

If you have a HELOC, tell us now

A home equity line of credit is the most common cause of a payoff problem on a Florida sale or refinance. Paying the balance to zero does not release the lien — the line stays open and available to draw, so the mortgage remains on title. You must send your lender a written request to close the line, and most lenders will only accept that request from you directly, not from us. Let us know at the start so it goes in immediately.

After closing we confirm the satisfaction or release is recorded. An unrecorded satisfaction becomes a cloud on title that surfaces years later when the property sells again, and clearing it then is considerably harder than confirming it now.
