How long does a residential closing take in Florida?
Most Florida residential purchases close in 30–45 days from the executed contract; all-cash deals can close in as little as 10–14 days. The timeline depends on loan approval, the title search, HOA or condo estoppel turnaround, and inspections. We open your file and order title the same day we receive the contract to keep things on schedule.
What do I need to bring to my Florida closing?
A valid government-issued photo ID and your funds to close — sent by wire (always verify the instructions with us by phone first) or brought as a certified/cashier's check. We send a final, itemized settlement statement in advance so you know the exact amount. Protect your funds from wire fraud.
Who chooses the title company when buying a home in Florida?
Under the standard FAR/BAR contract, whoever pays for the owner's title insurance policy selects the closing agent. In most Florida counties that's the seller; in Miami-Dade, Broward, Sarasota, and Collier it's customarily the buyer. As the buyer you can request your own title company — just note it in the contract.
What are typical buyer closing costs on a Florida home?
