What Is Different About Closing in Edgewater

Florida Shores plats. The Florida Shores lots were sold by mail in the 1950s and 1960s, and title searches turn up unreleased installment contracts, old deed restrictions and partial releases. We clear those gaps so the policy issues without exceptions the lender rejects.

Septic and the sewer assessment. Much of Florida Shores was on septic until the city’s sewer project, which left special assessments on many tax bills. We check for the assessment balance and show it on the statement.

Indian River waterfront. Riverside Drive and the canal lots raise sovereign submerged land, seawall and dock questions, and Ian and Nicole in 2022 left open repair permits. We confirm every dock is permitted and check the flood disclosure.

Edgewater Landing and 55+ buyers. The age-restricted communities carry estoppels, age covenants and approval steps, and most buyers close from out of state by mail-away.

Who Pays for Title Insurance in Edgewater?

In Volusia County the long-standing custom is that the seller pays for the owner's title policy. Because Florida practice lets whoever pays for the policy pick the closing agent, most Edgewater contracts name the seller's title company.
