Reclaimed mine land and mineral rights. Much of Lithia sits on former Bone Valley phosphate ground. Reclaimed parcels can carry recorded reclamation restrictions, and older chains of title often include a reservation of mineral rights by a mining company. We trace those reservations and show them on the commitment rather than letting a buyer discover them later.
Layers of HOA. A FishHawk home can sit inside a master association, a village association and a sub-association, each with its own estoppel, transfer fee and architectural rules. We order all of them early so the settlement statement is right the first time and the buyer knows the rules before moving in.
Acreage and river property outside the Ranch. Lithia’s equestrian parcels and Alafia River frontage bring well and septic, recorded access easements, flood-zone review and, on the river, sovereignty-land and dock questions. Because FishHawk is largely 2000s and 2010s construction, most title issues are recent: builder warranty assignments, unreleased construction liens, and open permits for pools and screen enclosures.
