Florida has spent decades attracting retirees drawn by its lack of a state income tax. More recently it's become a magnet for remote workers chasing housing that's affordable — at least compared with the Northeast and West Coast. The result is one of the largest, most competitive real estate markets in the country.
According to the trade association Florida Realtors, rising inventory — though still well below demand — is bringing price growth back toward pre-pandemic norms. Zillow pegs the average Florida home value at roughly $388,454, up just 2.5% over the past year — but up about 18% since January 2022 and roughly 59% since January 2020, when the average home was worth about $244,021.
Where Florida Is Growing Fastest
Population growth has been concentrated in a handful of counties. Per an analysis of U.S. Census data by the Tampa Bay Times, Polk County — southwest of Orlando — is the fastest-growing county in Florida and the seventh-fastest in the nation. Growth has also clustered in Orange (Orlando), Hillsborough (Tampa), Lee (Fort Myers), and Palm Beach counties.

💡 By the dollar: sides aren't everything. Several luxury-focused firms post enormous sales volume on far fewer transactions — for example, Premier Estate Properties (Boca Raton) booked about $1.62B on roughly 256 sides, and Scenic Sotheby's International Realty (Santa Rosa Beach) about $1.61B — a reminder that "top producing" looks different in the luxury segment.
