Key Largo Title Company

Title insurance, escrow and real estate closings in Key Largo, backed by a licensed Florida agency serving all 67 counties.

Atlantic Title Firm provides title insurance, escrow, and closing services throughout Key Largo and the rest of Monroe County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Key Largo know-how and statewide reach. Key Largo is the first and longest of the Keys, unincorporated Monroe County land along the Overseas Highway from the 18-Mile Stretch to Tavernier, with the private Ocean Reef Club at its north end, canal subdivisions on both the bay and ocean sides, dive-boat marinas and second homes in every price range. Nothing here is a city. Our Key Largo closings turn on the county’s ROGO and vacation-rental rules, canal and dock titles, the wastewater assessments and out-of-state sellers.

On a typical $800,000 Key Largo sale, the Florida-specific closing costs run about $9,702 (deed doc stamps + owner’s title + recording). In Monroe County, the seller customarily pays the owner’s title policy and usually chooses the closing agent.

Title & Closing Costs in Key Largo

Every Key Largo settlement statement carries two charges that exist only because the property is in Florida: documentary stamps on the deed ($0.70 for every $100 of the price in Monroe County) and the owner's title insurance premium, which the state publishes as a promulgated rate so no title company can quote a lower or higher base premium. Applied to a $800,000 Key Largo sale:

Example: $800,000 sale in Key Largo

Deed doc stamps (rate $0.70/$100)$5,600
Owner's title insurance (promulgated)$4,075
Recording (statutory)~$27

These are illustrative — your actual costs depend on price, financing, prorations, and who pays what under the contract. Run your own numbers with the Key Largo closing cost calculator, or use the statewide tools below:

What Is Different About Closing in Key Largo

ROGO and building rights. Monroe County’s Rate of Growth Ordinance limits new units, so a vacant lot may have no building right at all and a home’s permitted footprint matters. We confirm what building rights actually exist before a buyer pays lot value.

Vacation-rental rules. The county allows short-term rental only in certain zones and with a license, and many subdivisions add their own restrictions. We confirm the zoning, the license and any covenant before an investor closes.

Canal lots, docks and the wastewater assessment. Canal frontage raises seawall ownership, dock permits and sovereign submerged land questions, and the Keys’ central sewer conversion left assessments on most parcels. We confirm every dock is permitted and show the assessment balance on the statement.

Ocean Reef. The club carries master, neighborhood and club estoppels, membership approval and large transfer fees, plus its own security and rules. We order every estoppel and start the approval the day the file opens.

Who Pays for Title Insurance in Key Largo?

Custom in Monroe County puts the owner's title premium on the seller, and Florida practice gives the closing-agent choice to whoever pays it, so the seller typically names the title company on a Key Largo deal. That is habit, not statute. Cash buyers, relocation companies and investors often flip it, and the FAR/BAR contract is written to allow either arrangement. Ask for us either way.

Property Taxes & Homestead in Key Largo

Your Key Largo tax bill starts with the Monroe County Property Appraiser's assessment and multiplies it by a combined rate of roughly 8.2 mills (an approximate countywide average; rates vary by municipality and district). The homestead exemption removes up to $50,000 of taxable value for a primary residence held on January 1 and starts the 3% Save Our Homes cap, but a purchase resets the assessment to market value the following January. Estimate from the price you are paying, not the seller's bill.

Key Largo Title & Property Considerations

Key Largo’s 1920s and 1950s plats carry dredge-fill and bay-bottom questions, and many lots sit in VE flood zones with flood disclosure requirements. High-value files bring wire-fraud risk and foreign sellers with FIRPTA. Most sellers close from out of state by mail-away. Tavernier and Islamorada are separate areas, and Islamorada is its own village.

Deeds record with the Monroe County Clerk in Key West, with a Plantation Key branch in the Upper Keys. Recording is statewide, $10 for the first page and $8.50 per additional page, and we e-record on closing day.

Our Key Largo title search and examination are built to surface issues like these before you close — so you take title clean and your ownership is protected from day one.
