Ocoee Title Company

Ocoee closings done right: title search, escrow, doc prep and recording from a Florida title agency licensed statewide.

Atlantic Title Firm provides title insurance, escrow, and closing services throughout Ocoee and the rest of Orange County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Ocoee know-how and statewide reach. Ocoee is the west Orange suburb between Winter Garden and Orlando, a citrus town that grew along Starke Lake and the 1990s subdivisions off Clarke Road and Silver Star, and is now filling in along the 429 and toward Windermere with new builds. Its dozens of lakes, from Starke and Prairie to Forest Lake, give it more waterfront than most suburbs. Our Ocoee closings mix lakefront homes, HOA resales, builder files and downtown redevelopment.

On a typical $420,000 Ocoee sale, the Florida-specific closing costs run about $5,142 (deed doc stamps + owner’s title + recording). In Orange County, the seller customarily pays the owner’s title policy and usually chooses the closing agent.

Title & Closing Costs in Ocoee

If you have bought or sold in another state, two Ocoee line items will look unfamiliar. Florida taxes the transfer itself through deed doc stamps at $0.70 per $100, and it fixes the owner's title premium by regulation, so the rate is identical whether you close with us or anyone else in Orange County. Worked through on a $420,000 Ocoee sale:

Example: $420,000 sale in Ocoee

Deed doc stamps (rate $0.70/$100)$2,940
Owner's title insurance (promulgated)$2,175
Recording (statutory)~$27
Illustrative Florida-specific total$5,142

These are illustrative — your actual costs depend on price, financing, prorations, and who pays what under the contract. Run your own numbers with the Ocoee closing cost calculator, or use the statewide tools below:

What Is Different About Closing in Ocoee

Lakefront and canal lots. Starke Lake, Prairie Lake and the Forest Lake chain raise ordinary high-water-line, dock and canal questions, and some 1920s plats describe lots to a shoreline that has moved. We read the survey against the plat and confirm every dock is permitted.

HOA subdivisions. Nearly every Ocoee home built since 1990 sits in an association with an estoppel, transfer fee and architectural rules, and some of the newer 429-corridor communities add CDD assessments. We order estoppels at file opening and show any CDD line separately.

Builder closings. New construction toward Windermere and along the 429 closes on the builder’s timeline with declarant-controlled HOAs. We review builder contracts, confirm each lot is released from construction financing and issue the owner’s policy independently.

Grove-land history. Former citrus land carries agricultural easements and greenbelt clawbacks, and old packing-house parcels downtown have commercial history. We clear them before the policy issues.

Who Pays for Title Insurance in Ocoee?

Who writes the check for the owner's policy in Ocoee? By Orange County custom, the seller, which is also why the seller usually gets to choose the closing agent. The custom is strong but not binding: the contract's title paragraph decides, and we close plenty of Ocoee files where the buyer pays and picks, or where the cost is split.

Property Taxes & Homestead in Ocoee

The Orange County Property Appraiser assesses Ocoee property every January 1, and the total levy is about 16.4 mills per $1,000 of taxable value (the 2025 City of Ocoee total rate; unincorporated Orange County parcels use a different, usually lower, rate). A permanent resident can claim the homestead exemption and the Save Our Homes 3% cap; an investor or second-home buyer cannot, and every buyer inherits a fresh market-value assessment the year after closing. Model it before you make an offer.

Electronic recording means a Ocoee deed is usually on record the same day.

Ocoee Title & Property Considerations

Ocoee’s historic downtown carries 1880s plats, vacated streets and a redevelopment overlay, and the older grid has unreleased mortgages and estate transfers that skipped probate. Homes near the Florida Turnpike and 429 carry noise and drainage easements. Some addresses with Ocoee mail are actually unincorporated Orange County, Winter Garden or Gotha, with different millage.

Deeds record with the Orange County Comptroller in Orlando. Recording is statewide, $10 for the first page and $8.50 per additional page, and we e-record on closing day.

Our Ocoee title search and examination are built to surface issues like these before you close — so you take title clean and your ownership is protected from day one.
