Pace Title Company
Pace closings done right: title search, escrow, doc prep and recording from a Florida title agency licensed statewide.
Atlantic Title Firm provides title insurance, escrow, and closing services throughout Pace and the rest of Santa Rosa County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Pace know-how and statewide reach. Pace is the fastest-growing part of the Pensacola area and has never been a city: unincorporated Santa Rosa County land between Milton and the Escambia River, where subdivisions along Highway 90, Woodbine Road and Chumuckla Highway have filled with military families from NAS Pensacola and Whiting Field and Pensacola commuters. Our Pace closings are mostly new construction and near-new resales with HOAs, VA loans on PCS timelines and rural acreage on the northern edge.
On a typical $350,000 Pace sale, the Florida-specific closing costs run about $4,302 (deed doc stamps + owner’s title + recording). In Santa Rosa County, the seller customarily pays the owner’s title policy and usually chooses the closing agent.
Title & Closing Costs in Pace
If you have bought or sold in another state, two Pace line items will look unfamiliar. Florida taxes the transfer itself through deed doc stamps at $0.70 per $100, and it fixes the owner's title premium by regulation, so the rate is identical whether you close with us or anyone else in Santa Rosa County. Worked through on a $350,000 Pace sale:

What Is Different About Closing in Pace
Builder closings. Builders along Woodbine and Chumuckla run their own timelines with declarant-controlled HOAs. We review builder contracts, confirm each lot is released from construction financing and issue the owner’s policy independently.
Military and VA closings. NAS Pensacola, Whiting Field and Hurlburt bring PCS-timeline buyers and sellers. We run those files on orders-driven schedules, know the VA’s fee rules and handle powers of attorney for deployed spouses.
Escambia River and creek lots. Parcels along the Escambia River, Pace Mill Creek and the bayous raise floodplain and sovereign submerged land questions, and Sally in 2020 flooded the low areas. We check the survey and the flood disclosure.
Unincorporated, county-governed. There is no city of Pace, so permits and the lien letter come from Santa Rosa County. We order the county lien search the day the file opens.
Who Pays for Title Insurance in Pace?
Who writes the check for the owner's policy in Pace? By Santa Rosa County custom, the seller, which is also why the seller usually gets to choose the closing agent. The custom is strong but not binding: the contract's title paragraph decides, and we close plenty of Pace files where the buyer pays and picks, or where the cost is split.

Property Taxes & Homestead in Pace
The Santa Rosa County Property Appraiser assesses Pace property every January 1, and the total levy is about 11.3 mills per $1,000 of taxable value (an approximate countywide average; rates vary by municipality and district). A permanent resident can claim the homestead exemption and the Save Our Homes 3% cap; an investor or second-home buyer cannot, and every buyer inherits a fresh market-value assessment the year after closing. Model it before you make an offer.
