Parrish Title Company

Local Parrish title work with statewide reach — title insurance, escrow and closings for buyers, sellers, investors and lenders.

Atlantic Title Firm provides title insurance, escrow, and closing services throughout Parrish and the rest of Manatee County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Parrish know-how and statewide reach. Parrish is the fastest-growing part of Manatee County, an old citrus and cattle crossroads north of the Manatee River that has never been a city and is now covered with builder communities: North River Ranch, Copperstone, Silverleaf, Canoe Creek, Crosswind Ranch and the villages along Fort Hamer Road and Moccasin Wallow. Our Parrish closings are almost all new construction and near-new resales with CDDs and HOAs, plus ranch-land conversions and the Manatee buyer-pays custom.

On a typical $450,000 Parrish sale, the Florida-specific closing costs run about $5,502 (deed doc stamps + owner’s title + recording). In Manatee County, the buyer customarily pays the owner’s title policy and usually chooses the closing agent.

Title & Closing Costs in Parrish

Strip away lender fees and prorations and a Parrish closing has two Florida-mandated costs: the deed documentary stamp tax at $0.70 per $100 of the purchase price and the promulgated owner's title insurance premium. The first goes to the state; the second is set by the state. Here is the math on a $450,000 Parrish transaction:

Example: $450,000 sale in Parrish

Deed doc stamps (rate $0.70/$100)$3,150
Owner's title insurance (promulgated)$2,325
Recording (statutory)~$27
Illustrative Florida-specific total$5,502

These are illustrative — your actual costs depend on price, financing, prorations, and who pays what under the contract. Run your own numbers with the Parrish closing cost calculator, or use the statewide tools below:

What Is Different About Closing in Parrish

CDDs on every new community. North River Ranch, Silverleaf and nearly every Parrish subdivision built since 2015 sit in community development districts with bond assessments on the tax bill. We show the CDD line separately from HOA dues and pull the current schedule.

Buyer pays, buyer chooses. Manatee County custom puts the owner’s title premium on the buyer, who therefore usually selects the closing agent. Most Parrish contracts follow that, and we are glad to be the buyer’s choice.

Builder closings. Builders run their own timelines and steer buyers to affiliated title agencies. We review builder contracts, confirm each lot is released from construction financing and issue the owner’s policy independently.

Ranch and grove conversions. Former pasture and citrus parcels carry agricultural easements, greenbelt clawbacks and old cattle-lease rights, and the rural acreage east of 301 brings wells and septic. We clear the easements before a builder’s lot or an acreage buyer closes.

Who Pays for Title Insurance in Parrish?

In Manatee County the long-standing custom puts the owner's title policy on the buyer, and because whoever pays for the policy usually picks the closing agent, most Parrish contracts name the buyer's title company. Sellers relocating from seller-pays counties are often pleasantly surprised. Nothing in Florida law requires it: the FAR/BAR contract has a checkbox for either party, and it is negotiated regularly. Whichever side you are on, we are happy to be written in.

Property Taxes & Homestead in Parrish

Taxes on a Parrish home are the Manatee County Property Appraiser's taxable value times a total rate of about 13.4 mills (an approximate countywide average; rates vary by municipality and district). Homestead buyers get up to $50,000 in exemptions plus the 3% Save Our Homes cap; everyone gets a reassessment to market value the January after the sale, which is why the seller's capped bill understates what you will owe.

Parrish Title & Property Considerations

Old Parrish’s 1900s plats carry vacated streets and railroad rights of way, and the Manatee River and Gamble Creek parcels raise floodplain and sovereign submerged land questions. There is no city hall, so permits and the lien letter come from Manatee County. Some addresses with Parrish mail are actually Ellenton or Palmetto.

Deeds record with the Manatee County Clerk in Bradenton. Recording is statewide, $10 for the first page and $8.50 per additional page, and we e-record on closing day.

Our Parrish title search and examination are built to surface issues like these before you close — so you take title clean and your ownership is protected from day one.
