What Is Different About Closing in Sanibel
Ian permits and the 50% rule. Nearly every pre-2022 Sanibel structure was damaged, and the city’s substantial-damage determinations decide whether a home could be repaired or had to be elevated. We pull the determination, every repair and rebuild permit and the certificate of occupancy before a buyer commits.
Buyer pays, buyer chooses. Lee County custom puts the owner’s title premium on the buyer, who therefore usually selects the closing agent. Most Sanibel contracts follow that, and we are glad to be the buyer’s choice.
The Sanibel Plan and the CCCL. The city’s land-use plan caps density, protects the Ding Darling wetlands and governs rebuilds, and Gulf-front lots sit seaward of the Coastal Construction Control Line. We flag the ecological zone and CCCL on the commitment so buyers know what can be built.
Condos and rental programs. The Gulf-front condos are working through milestone inspections, reserve studies and restoration assessments while rebuilding rental programs. We pull the inspection and SIRS status and read minutes for assessments.
