Atlantic Title Firm provides title insurance, escrow, and closing services throughout Sebastian and the rest of Indian River County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Sebastian know-how and statewide reach. Sebastian is the fishing town at the north end of Indian River County, with a riverfront downtown on the Indian River Lagoon, the Sebastian Inlet minutes away, the old Roseland neighborhood on the St. Sebastian River and, behind it all, Sebastian Highlands, a General Development Corporation grid of thousands of quarter-acre lots that is still filling in. Retirees and boaters make the market. Our Sebastian closings mix GDC-plat titles, riverfront lots, 55+ files and new builds in the Highlands.

On a typical $380,000 Sebastian sale, the Florida-specific closing costs run about $4,662 (deed doc stamps + owner’s title + recording). In Indian River County, the seller customarily pays the owner’s title policy and usually chooses the closing agent.

Title & Closing Costs in Sebastian

Most of what makes a Sebastian closing “Florida-specific” comes down to two numbers: the documentary stamp tax on the deed, charged at $0.70 per $100 of the price in Indian River County, and the owner's title insurance premium, which Florida sets by rule so the base rate is the same at every title agency in the state. Here is how they land on a $380,000 Sebastian purchase:

Example: $380,000 sale in Sebastian

Deed doc stamps (rate $0.70/$100)$2,660
Owner's title insurance (promulgated)$1,975
Recording (statutory)~$27

These are illustrative — your actual costs depend on price, financing, prorations, and who pays what under the contract. Run your own numbers with the Sebastian closing cost calculator, or use the statewide tools below:

What Is Different About Closing in Sebastian

Sebastian Highlands and the GDC plats. General Development sold Highlands lots by mail in the 1960s and 1970s, and title searches turn up unreleased installment contracts, old deed restrictions and partial releases, plus vacant-lot fraud risk. We clear the gaps and verify the seller’s ownership on every lot file.

Indian River and St. Sebastian River frontage. Riverfront lots raise sovereign submerged land, seawall, dock and manatee-zone questions, and Ian and Nicole in 2022 left open repair permits. We confirm every dock is permitted and check the flood disclosure.

55+ communities and Barefoot Bay. The age-restricted communities carry estoppels and age covenants, and Barefoot Bay just across the Brevard line is a land-lease manufactured-home community with its own transfer rules. We confirm the county and the community’s process on every file.

Retiree and seasonal buyers. Most Sebastian buyers come from the Northeast and close from there. Mail-away and remote online notarization closings are routine, and we walk buyers through Florida homestead after closing.

Who Pays for Title Insurance in Sebastian?

In Indian River County the long-standing custom is that the seller pays for the owner's title policy. Because Florida practice lets whoever pays for the policy pick the closing agent, most Sebastian contracts name the seller's title company. Nothing in Florida law requires it: the FAR/BAR contract has a checkbox for either party, and buyers, particularly cash and investor buyers, negotiate it regularly. Whichever side you are on, we are happy to be written in.

Property Taxes & Homestead in Sebastian

The Indian River County Property Appraiser values every Sebastian parcel each January 1, and the bill is the taxable value times the total millage, which runs about 16.5 mills (the 2025 City of Sebastian total rate; unincorporated Indian River County parcels use a different, usually lower, rate). Two Florida rules matter most to a new owner: the homestead exemption (up to $50,000 off taxable value plus the 3% Save Our Homes cap) is available only if the home is your permanent residence on January 1, and the assessment resets to market value the year after you buy. The seller's old bill tells you very little about yours.

Sebastian Title & Property Considerations

Old Sebastian and Roseland trace to 1910s plats with vacated streets and fish-house easements, and older homes have unreleased mortgages and estate transfers that skipped probate. Septic-to-sewer conversions in the Highlands leave assessments on some tax bills. Some addresses with Sebastian mail are actually unincorporated Indian River County, Roseland, Micco or Barefoot Bay in Brevard, with different millage.

Deeds record with the Indian River County Clerk in Vero Beach. Recording is statewide, $10 for the first page and $8.50 per additional page, and we e-record on closing day.

Our Sebastian title search and examination are built to surface issues like these before you close — so you take title clean and your ownership is protected from day one.
