What Is Different About Closing in Venice

Nolen plats and island titles. Venice Island parcels trace to the 1920s Brotherhood of Locomotive Engineers development, with historic-district overlays, vacated streets and old utility easements. We run the full chain and explain the overlay before buyers plan changes.

South Venice and Venice Gardens. These unincorporated neighborhoods mix septic lots, private beach-ferry rights and old plat restrictions. We confirm which association, if any, still exists and what its estoppel says.

Who Pays for Title Insurance in Venice?

In Sarasota County the long-standing custom puts the owner's title policy on the buyer, and because whoever pays for the policy usually picks the closing agent, most Venice contracts name the buyer's title company. Recording Your Deed in Venice
