What Is Different About Closing in Aventura

Buyer pays, buyer chooses. Miami-Dade custom puts the owner’s title premium on the buyer, who therefore usually selects the closing agent. Most Aventura contracts follow that, and we are glad to be the buyer’s choice.

Milestone inspections and reserves. Many Aventura towers were built in the 1970s and 1980s and are now under Florida’s milestone inspection and structural integrity reserve study rules, with concrete-restoration assessments common. We pull the inspection and SIRS status and read approved minutes for pending assessments.

International and entity buyers. Foreign buyers often purchase through LLCs or trusts. We handle SB 264 affidavits, FIRPTA on foreign sales, entity documentation and phone-verified wiring on every file.

Layered approvals. Williams Island, Porto Vita and Turnberry carry master, building and club approvals with estoppels and transfer fees that can take weeks. We start every estoppel and application the day the file opens.

Who Pays for Title Insurance in Aventura?

In Miami-Dade County the long-standing custom puts the owner's title policy on the buyer, and because whoever pays for the policy usually picks the closing agent, most Aventura contracts name the buyer's title company. Sellers relocating from seller-pays counties are often pleasantly surprised. Nothing in Florida law requires it: the FAR/BAR contract has a checkbox for either party, and it is negotiated regularly. Property Taxes & Homestead in Aventura

The Miami-Dade County Property Appraiser values every Aventura parcel each January 1, and the bill is the taxable value times the total millage, which runs about 16.8 mills (the 2025 City of Aventura total rate; unincorporated Miami-Dade County parcels use a different, usually lower, rate). Two Florida rules matter most to a new owner: the homestead exemption (up to $50,000 off taxable value plus the 3% Save Our Homes cap) is available only if the home is your permanent residence on January 1, and the assessment resets to market value the year after you buy. The seller's old bill tells you very little about yours.

Recording Your Deed in Aventura

Every Aventura deed and mortgage goes on record with the Miami-Dade County Clerk in Miami. Recording fees are the same in all 67 counties: $10 for the first page, $8.50 for each page after, plus the doc stamps and intangible tax collected at closing. We e-record the same day you sign, remit the taxes to the Department of Revenue, and issue your owner's policy once the documents are back.
