Destin Title Company
Destin closings done right: title search, escrow, doc prep and recording from a Florida title agency licensed statewide.
Atlantic Title Firm provides title insurance, escrow, and closing services throughout Destin and the rest of Okaloosa County. Buyers, sellers, FSBOs, investors, and lenders rely on us for accurate, on-time closings — backed by local Destin know-how and statewide reach. Destin is the Emerald Coast’s vacation-rental capital, a city of Gulf-front condo towers, harbor-front townhomes and gated golf communities squeezed onto a peninsula between Choctawhatchee Bay and the Gulf. Most Destin buyers live in Atlanta, Nashville, Birmingham or Dallas, most purchases include a rental program, and a good share of the newer inventory sits just across the county line in Miramar Beach and Sandestin, which is Walton County. Sorting all of that out is what a Destin title company does.
On a typical $700,000 Destin sale, the Florida-specific closing costs run about $8,502 (deed doc stamps + owner’s title + recording). In Okaloosa County, the seller customarily pays the owner’s title policy and usually chooses the closing agent.
Title & Closing Costs in Destin
If you have bought or sold in another state, two Destin line items will look unfamiliar. Florida taxes the transfer itself through deed doc stamps at $0.70 per $100, and it fixes the owner's title premium by regulation, so the rate is identical whether you close with us or anyone else in Okaloosa County. Worked through on a $700,000 Destin sale:

What Is Different About Closing in Destin
Rental income is part of the deal. Holiday Isle, Crystal Beach and the harbor condos change hands with future bookings, guest deposits, furniture packages and a tourist-development-tax account. The contract has to assign the bookings, the settlement statement has to prorate the rents, and the estoppel has to confirm the building’s rental rules. We have done it hundreds of times.
Which county is it in? A Destin mailing address can be City of Destin, unincorporated Okaloosa County or, at Sandestin and Miramar Beach, Walton County. The county decides the clerk, the millage and the tax rules, so we confirm the parcel before preparing a single document.
Gulf-front rules. Everything seaward of the Coastal Construction Control Line needs a state permit to build or rebuild, and Okaloosa’s beach-access rules differ from Walton’s customary-use fight next door. We identify the CCCL and any recorded beach-access easement on the commitment and explain what they mean.
Out-of-state parties and entities. Because so many Destin owners are elsewhere, we build every file for mail-away or remote online notarization closings, and LLC buyers, 1031 exchanges and the occasional FIRPTA withholding are routine.
Who Pays for Title Insurance in Destin?
Who writes the check for the owner's policy in Destin? By Okaloosa County custom, the seller, which is also why the seller usually gets to choose the closing agent. The custom is strong but not binding: the contract's title paragraph decides, and we close plenty of Destin files where the buyer pays and picks, or where the cost is split.

Property Taxes & Homestead in Destin
The Okaloosa County Property Appraiser assesses Destin property every January 1, and the total levy is about 11.8 mills per $1,000 of taxable value (the 2025 City of Destin total rate; unincorporated Okaloosa County parcels use a different, usually lower, rate). A permanent resident can claim the homestead exemption and the Save Our Homes 3% cap; an investor or second-home buyer cannot, and every buyer inherits a fresh market-value assessment the year after closing. Model it before you make an offer.

Once you sign and fund, Atlantic Title Firm records your deed (and mortgage, if any) with the Okaloosa County Clerk in Crestview, pays the statutory recording fee of $10 for the first page plus $8.50 per additional page, and remits the deed and note doc stamps and intangible tax. Electronic recording means a Destin deed is usually on record the same day.

Destin Title & Property Considerations
Kelly Plantation, Regatta Bay and the other gated communities carry HOA estoppels and club memberships; older Gulf-front condos are inside Florida’s milestone inspection and SIRS reserve regime; harbor and bay lots involve dock permits and sovereign submerged land. Flood zones cover the peninsula’s shorelines, so elevation certificates and wind mitigation reports are standard loan conditions.
City of Destin millage is among the lowest of any Florida city, which helps offset insurance costs. Deeds record with the Okaloosa County Clerk of Courts, which serves Destin from its Shalimar and Crestview offices; we e-record on closing day.
Our Destin title search and examination are built to surface issues like these before you close — so you take title clean and your ownership is protected from day one.
