What Is Different About Closing in Navarre

Navarre Beach is leasehold, not fee simple. The island land under Navarre Beach homes and condos is owned by Santa Rosa County under a long-term lease from Escambia County, and owners hold sub-leases rather than deeds to the dirt. The title policy is a leasehold policy, the transfer is an assignment of lease that must be approved and recorded, and the Florida Supreme Court has confirmed these leaseholds are taxed like real property.
