What goes into your cash to close

Your cash to close is the total amount a Florida buyer brings to the closing table. This calculator adds your down payment, estimated closing costs (title, settlement, recording, and survey), and prepaids/escrows, then subtracts the earnest money deposit you've already placed — so you know the real number to wire ahead of closing.

Cash to close is not the down payment

The most common misunderstanding in a Florida purchase is treating the down payment as the amount to bring. Cash to close is the down payment plus closing costs, prepaid items and escrow reserves, minus the deposit already held and any credits from the seller or lender.

On a financed Florida purchase the gap is routinely $8,000 to $15,000 more than the down payment alone, and most of it is prepaid items rather than fees. A buyer who has budgeted only the down payment finds out late, which is exactly when it is hardest to solve.

Prepaids and reserves are the largest surprise, especially in Florida

Lenders collect prepaid interest from the closing date through month end, the first year of homeowner's insurance in full, and several months of taxes and insurance to seed the escrow account.

Florida makes this heavier than most states. Homeowner's insurance premiums here are among the highest in the country, and wind and flood coverage may be separate policies, each prepaid a full year at closing. A Florida buyer's escrow reserve line often runs several times what the same buyer would see in a lower-premium state.

Closing near the start of a month reduces prepaid interest; closing near the end increases it. It is a small lever, but it is real.

County custom changes who pays for the owner's policy

In most Florida counties the seller customarily selects and pays for the owner's title policy. In seven — Miami-Dade, Broward, Sarasota, Collier, Lee, Charlotte and Manatee — the buyer customarily does.

That single line can move a buyer's cash to close by more than a thousand dollars on a typical purchase, and a national calculator that assumes one national custom will be wrong in roughly one Florida transaction in five. It is also negotiable in the contract regardless of custom, so the contract controls, not the county.
