1–2 Weeks Before Closing

  • Confirm your closing date, time, and location (or remote/RON setup) with your title company.
  • Lock and verify wiring instructions by phone using a number you looked up yourself.
  • Review your Closing Disclosure / settlement statement for accuracy.
  • Finalize homeowners insurance — policy bound and effective on closing day.
  • Avoid new credit, large purchases, or job changes that could affect your loan.
  • Schedule your final walk-through.

What to Bring to Closing

  • Government-issued photo ID (driver's license or passport) for every person signing.
  • Cashier's check or proof of completed wire for funds due.
  • Any documents your title company or lender requested.
  • Your spouse, if required to sign (Florida homestead rules — even a non-owner spouse may need to sign).
  • Contact info for your agent, lender, and insurance, just in case.

Before You Sign — Confirm

  • Names and spelling on the deed are correct.
  • The loan terms match what you agreed to (rate, amount, payment).
  • You're getting an owner's title insurance policy (not just the lender's).
  • All credits, prorations, and fees on the statement look right.
  • You understand who pays what and the total cash to close.
  • Any repairs or seller obligations from the contract are satisfied.

After Closing — Keep Safe

  • Your signed closing documents and Closing Disclosure.
  • Your owner's title insurance policy (store it permanently).
  • The recorded deed once it returns from the county.
